Scenario - External Sales and Marketing Department

JWDS worked with this client to offer the complete sales and marketing service. We oversaw the brochure, photography, sales cabin, point of sale material, advertisement design, production and placing of advert, internet presence, monthly sales campaigns, PR, show apartment, recruitment, direct selling, progress chasing, handovers, completions and customer service aftercare.

 

Once the scheme was taken to market, it quickly became evident the down sizer market was who we should be aiming at. Our marketing was geared towards highlighting the benefits to this target market and our advertising schedules and direct mail was tailor made for our audience. JWDS worked with local estate agents to assist this profile in every way possible to ensure the transaction was smooth and as trouble free as possible, we successfully achieved reservations by providing clients with an assisted move scheme. As with any development the profiles are constantly monitored to spot a difference in purchaser profiles or a gap in the market to ensure we do not miss any potential reservations. We trialled Help to Buy and worked with the local provider contacting their database and hosting open weekends jointly with Orbit Homes. Due to the success of the scheme we were able to introduce another purchaser profile to the development to ensure the sale rate remained consistent.

 

During our qualifying of customers and listening to their feedback, we were able to provide the developer with information on the local markets needs/wants and they were able to implement some of these changes on their second phase. JWDS have assisted in optimising plans and researching specification, ensuring the 2nd phase is going to deliver a product in line with market demands.

 

Whilst we wait for the 2nd phase, JWDS are dealing with pre-sale enquires and collating a database dealing with potential buyers queries and keeping them informed of target dates, guide prices and generally ensure the database consist of good quality leads to ensure the launch is a success.

Scenario - On Site Sales/Trouble Shooting

As with many corporate developers the appeal of JWDS is to be able to tap into the service as and when need. This developer’s year-end was approaching and additional sales were needed, as the units were high value. After providing the client with an overview of what JWDS felt was needed to ensure the year end completions were met, we manned the development 7 days a week for a 3 month period. We identified quickly, although the foot traffic was very high, the conversion rate was below the industry standard. We concentrated on ensuring each customer was qualified correctly, matched to the right house for their needs and action plans were put in place and followed through. This impacted on the conversion rate within 3 weeks, at the end of our contract JWDS had reserved/exchanged and completed on all the required plots to ensure the new financial year started off in a very healthy position.

 

During this assignment, JWDS were fully integrated with all head office marketing staff and area sales managers providing detailed feedback on visitors, potential sales, progressing reports, after sales and attended a weekly sales meetings all within the clients standard corporate structure.

Scenario - Extension of Current Sales and Marketing Department

JWDS are retained on a monthly basis assist this client with Market Research. Due the sensitivity of the reports, our clients are able to remain anonymous whilst JWDS carry out a detailed analysis of the market. We follow a brief given by the client and it will cover location, demographics, market trends, purchaser profile, new build comparables, 2nd hand comparables and recommendations in terms of price, product and specification. This particular client specialises in London, however JWDS cover a huge area for other clients including Hertfordshire, Bedfordshire, Buckinghamshire, Sussex, Surrey and Kent. Due to the uplift in the market and the opportunities to buy land becoming very competitive, we are finding clients are out sourcing their Market Research and we are working with the land/development teams to ensure they receive a comprehensive, independent and honest appraisal of the market and proposed scheme.

JWDS have worked with corporate clients on special projects alongside Sales and Marketing Directors.
